Hillsborough County issued over 4,200 new building permits in Q1 2026 -- a record for the county and a 22% increase over the same period last year. The data, reported by the Hillsborough County Development Services Department, reflects strong demand across residential, commercial, and mixed-use categories.

The biggest growth is in unincorporated Hillsborough. Areas like Riverview, Lithia, and Balm are seeing subdivisions go up fast. Commercial permits are climbing too, with warehouse and logistics projects filling in around the I-4 and I-75 corridors.

Tampa's Planning Commission has approved several large-scale developments slated to break ground this year, including mixed-use projects near the Westshore District and new residential communities south of Brandon.

The county's population is projected to hit 1.7 million by 2028. Builders are racing to keep up.
